Home Inspections Checklist

The Importance Of A Home Inspections Checklist

The overall appearance of a property may be what helps a perspective buyer to decide if this the house they want. The best buyers have home inspections checklist to help them remember what things they want to be sure to look for. Whether this is the number of bedrooms and bathrooms or a large enough dinning room for entertaining, the buyer doesn't want to get caught up in how pretty the house is. They want to ensure that the house has all the features a buyer has decided they need most in their new home.

Once a buyer has made the initial buying decision, they will often insist on an inspection of the plumbing, sewage, and electrical. Who has to pay for the inspections required is a matter of how the offer is made.

You can be sure that the inspector that shows up to do the inspection will have a home inspections checklist to go by. They may have done hundreds of inspections in the life of their career but they also know how easy it is to miss some little thing when doing the inspection. Having a check list not only makes sure everything necessary gets the inspector's attention, but also gives the procedure so that the inspection is done in exactly the same way every time.

When the inspector completes their home inspections checklist they are ready to produce a report of their findings and any recommendations they have as a result of that inspection.

I was surprised to find out that the type of loan you are going to get for the purchase of the house will determine which of several home inspections checklist types the inspector will use. Apparently different loan types will require different items to be accounted for in the inspection report. Failure to include what the lender wants, will delay the loan process until another inspection for the item the lender wants can be done.

Once the buyer is given access to read the home inspections checklist they will know if any additional work will be required before the buying process can be completed. If there is extensive work required, then who has to pay to put things right may require additional negotiations between buyer and seller.
